Yes, they should bring back Blockbuster. Video rental stores in general. But up them up.
Put a coffee bar there. Put a bar bar there. Make it social. I'd hang there every Friday or Saturday for hours just looking for what to watch, and mingling.

There used to be a place here that was both a pizza-joint and -- get this -- a laundromat. People would hang out socially over pizza while waiting for their laundry. It was called "Soaps".
I never went there in person, but the pizza was good and my understanding is that the place was doing quite well...
...until the landlord (a local individual notorious for underhanded landlording practices) demanded a portion of the revenue which would have been unsustainable, so they went out of business.

It probably depends on where you draw the lines. I have known decent landlords, but at the same time the whole concept shouldn't even exist.
